The requirement

Private landlords in England must have the electrical installation in a rented property inspected and tested at least every five years and give the report to tenants and, on request, the local authority.

Businesses have an equivalent duty under the Electricity at Work Regulations 1989.

Who this is for.

  • Landlords and letting agents meeting the five-year inspection requirement
  • HMO licence holders
  • Businesses
  • Residents’ management companies responsible for communal installations

All questions
How often does a rented property need an EICR?

At least every five years, or sooner if the previous report says so. A new tenancy also requires a valid report to be given to the tenant before they move in.

Can you do several services in one visit?

Yes. Because all our services are delivered in-house, we can often combine a fire risk assessment, EICR, gas safety check and EPC into a single visit, saving you time and cost.

Not sure what your property needs? Start there.

Tell us the property type, number of circuits or consumer units if known, and when you need the report by.
